Sub-metering solutions for high-rises
Accurate measurement and cost recovery of electricity usage.
Yurika developed a sub-metering solution for the owner of a 30-storey high-rise that enabled them to measure and monitor the electricity consumption of each of their tenants.
Our customer
Yurika’s customer owns and operates a multi-storey commercial building with multiple retail outlets. The building is leased by different tenants who have varying levels of electricity consumption.
Their objective
With over 30 floors of commercial office space and 10 retail outlets, our customer was looking for accurate measurement of electricity consumption. This was important to monitor accurate cost recovery, while also collecting relevant information to ensure compliance reporting and building efficiency. It was obvious after an initial meeting that the customer required the installation of high-quality sub-metering and the supply of effective and accurate information visualisation tools.
The solution
More than 65 electricity meters, both Current Transformer and Whole Current types, were installed throughout the property, capturing both mechanical and tenancy loads. Installation and commissioning works were performed both in and out of business hours to ensure minimal disruption to tenants and their business operations. Working closely with the customer, fitting in with appropriate timing for shutdowns, the whole project took some weeks to complete as planned.
As part of the solution, data is read remotely each day by Yurika’s metering team and processed through a back-office system that validates, warehouses and distributes the data as agreed with the customer. To enable cost recovery exercises to be performed, as well as producing compliance reports and monitoring efficiency, our customer was supplied with our EMP (Energy Monitoring Platform) Multi Plus integrated software platform solution. Its many features include aggregated summary reporting, financial reporting, cost verification, cost what if functionality, calculation of on-charging, benchmarking, as well as a range of compliance reports.
The outcome
This solution went above and beyond customer expectations. They now have an easy to use, innovative and integrated software platform that:
- puts them and their tenants in charge of their electricity
- gives them the information they need to improve the energy efficiency of the building
- ensures they meet their compliance obligations.
